PC: 10-15-92 <br /> MS-92-133 <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire two(2) years from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Parcel 2 shall contain 10 acres (gross) (Planning Title Sections 9-4010.2(a)(2) and 9- <br /> 2351{b}). Parcel sizes shall be shown on the Parcel Map. <br /> b. The minimum width of the parcels shall be 100 feet (Section 9-4010.1{b}). Lot widths <br /> shall be shown on the Parcel Map. <br /> C. All new construction and substantial improvement of existing structures shall be <br /> consistent with Section 9-10325 of the Planning Title's Flood Prevention Ordinance. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9-9112) <br /> b. The remainder shall be designated as 'Designated Remainder' on the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> C. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,235.00 per single-family dwelling unit in the Delta area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> d. The owner shall execute an Irrevocable Offer to Dedicate a 25-foot-wide right-of-way along <br /> the northerly property line of Parcel 1 (along the section line between Sections 21 and <br /> 28). A $200.00 fee currently is required for processing, per Planning Title Section 9- <br /> 10502, in addition to a copy of the Grant Deed and a legal description of the parcel to be <br /> offered for dedication. (Planning Title Sections 9-9830 & 9-9204) <br /> e. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of the Uniform Fire Code 10.207, San Joaquin <br /> County Standards F-1 a, F-1 b, and F-1 c prior to the issuance of the building permit.
