(2) At full buildout of Phase One, a minimum of 52 passenger vehicle parking spaces shall be <br /> provided, including three accessible spaces, one which shall be van accessible. (2 parking <br /> spaces are required for every 1,000 square feet of building)(Development Title Section 9- <br /> 1015.3) <br /> e. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists(Development Title Section 9-1015.5[g][4]). <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) The driveway width at the ultimate right-of-way shall be 40 meet maximum. The design of the <br /> driveway shall allow trucks to enter and exit the property without entering into the opposing lane <br /> of traffic. (Development Title Section 9-505.7) <br /> (2) Access gates shall be recessed from the property line a minimum of 65 feet. (Development <br /> Title Section 9-505.7) <br /> (3) Aisles between truck parking areas shall be a minimum of 55 feet wide. (Development Title <br /> Section 9-1015.6[d][2]) <br /> g. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe) (Development Title Section 9- <br /> 1710.2[g]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way width, shall be <br /> installed across the frontage of the project site along Roth Road. <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. (Development Title Section 9-1020) <br /> (3) The passenger parking area shall be landscaped as specified in Section 9-1020.6 of the <br /> Development Title. The parking area shall be provided with a minimum of five percent of <br /> landscaping within the perimeter of the parking area, not including landscaping along the street <br /> frontage. Eleven trees shall be planted and evenly spaced throughout the parking lot. <br /> (Development Title Section 9-1020.6) <br /> (4) Landscape plans, prepared by a Landscape Architect, shall be submitted with the Site Plans. <br /> i. STORAGE AREA: The storage area shall have a minimum surface requirement of four inches <br /> aggregate base.
