Mo Hatef -2- <br /> Community Development Department <br /> PA-0900184(UP) <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> Roth Road has an existing variable-width right-of-way of 60-72 feet and a planned right-of-way width of 84 feet. <br /> Lathrop Road has an existing variable-width right-of-way(refer to R.S. 36-22)and a planned right-of-way width <br /> of 84 feet <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only—all vertical features, including but not limited to fences,walls, <br /> private light standards,rocks, landscaping and cobbles are not allowed in the right-of-way.)(Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> 2. Prior to issuance of any building permits,dedication to result in a 51-foot wide right-of-way from the <br /> centerline of Roth Road to the property line shall be required across the frontages of APN 198-200-05 and <br /> 198-200-16. (Development Title Section 9-1150.5). The dedication shall be processed by separate <br /> instrument and a fee based on the current fee schedule at the time of payment is required for processing the <br /> dedication per Development Title Table 9-240.2. A copy of the subject property grant deed shall be <br /> submitted. <br /> 3. Prior to issuance of any Certificate of Occupancy,the applicant shall install a traffic signal at the intersection <br /> of the project driveway and Roth Road.Improvement plans are required to be prepared by a registered civil <br /> engineer and shall conform to the San Joaquin County Department of Public Works Improvement Standards. <br /> The design shall include necessary modifications to the driveway that is currently planned in conjunction with <br /> the adjacent Centerpoint intermodal project(e.g.medians, striping,traffic loops,etc.). Plans are subject to <br /> review.The fees shall be per the current Public Works fee schedule in place at the time of submittal. <br /> 4. Traffic signal operation and maintenance will be the responsibility of the project applicant. Prior to issuance <br /> of any Certificate of Occupancy,the applicant shall enter into an agreement with the Department of Public <br /> Works providing for the ongoing maintenance and operation of the traffic signal. <br /> 5. Prior to issuance of any Certificate of Occupancy,the frontage improvements for the widening of Roth Road <br /> across the frontages of APN 198-200-05 and 198-200-16 shall be constructed in general conformance with <br /> the standards for a partial width eighty-four(84)foot right-of-way Minor Arterial Street and include the <br /> following additional improvements: <br /> a) Five foot raised concrete median. <br /> b) Twelve foot deceleration lane. <br /> c) Four foot paved shoulder. <br /> d) Curb and gutter. <br /> Improvement plans are required to be prepared by a registered civil engineer and shall conform to the San <br /> Joaquin County Department of Public Works Improvement Standards.
