MONITORING PROGRAM: The project shall comply with the attached Mitigation <br /> Monitoring Program. <br /> d_ PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete <br /> or Portland cement concrete to provide a durable, dust-free surface. Bumper guards <br /> shall be provided where necessary to protect adjacent structures or properties. <br /> (Development Title Section 9-1015.5) <br /> (2) At full buildout of Phase One, a minimum of 52 passenger vehicle parking spaces shall <br /> be provided, including three accessible spaces, one which shall be van accessible. (2 <br /> parking spaces are required for every 1,000 square feet of building)(Development Title <br /> Section 9-1015.3) <br /> e. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists (Development <br /> Title Section 9-1015.5[g][41). <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan: <br /> (1) The driveway width at the ultimate right-of-way shall be 40 meet maximum. The design <br /> of the driveway shall allow trucks to enter and exit the property without entering into the <br /> opposing lane of traffic. (Development Title Section 9-505.7) <br /> (2) Access gates shall be recessed from the property line a minimum of 65 feet. <br /> (Development Title Section 9-505.7) <br /> (3) Aisles between truck parking areas shall be a minimum of 55 feet wide. (Development <br /> Title Section 9-1015.6[d][2]) <br /> g. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and <br /> be included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) <br /> feet from any future right-of-way line, including any corner cut-off(snipe) (Development Title <br /> Section 9-1710.2[g]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way width, <br /> shall be installed across the frontage of the project site along Roth Road. <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. (Development Title Section 9-1020) <br />
