Conditions of Approval <br /> UP 88-19 <br /> Page -2- <br /> d. Details of the landscaping and irrigation plan shall be <br /> shown on the Improvement Plan. Landscaping details shall <br /> include a key showing the size, type, number, and spacing <br /> of all proposed plantings. Details of an automatic and <br /> timed sprinkler system, as well as any proposed manual <br /> watering system, shall be shown. All approved <br /> landscaping and sprinklers shall be in place prior to <br /> issuance of an occupancy permit. <br /> e. PARKING AND LOADING <br /> The following landscaping is required in the open auto <br /> parking areas: <br /> (1) A minimum 5% of the area shall be landscaped. <br /> (2) One tree is required for each 10 parking stalls, or <br /> portion thereof. Trees must be selected from the <br /> County's Approved Tree List. <br /> (3) A minimum 20-foot-wide landscaped strip is required <br /> along the public streets. <br /> (4) Planters which abut parking stalls shall be a <br /> .minimum of 5-feet-wide. A minimum 18-inch-wide <br /> paved strip shall be added to the adjacent parking <br /> stali to allow access to and from vehicles. <br /> f. 25% of the total amount of parking provided for autos may <br /> be sized for compact car spaces. <br /> (1) Stalls shall be a minimum 7-1/2-feet wide and 16- <br /> feet long. <br /> (2) Each approved space shall be individually <br /> designated as a compact space. <br /> (3) Signs shall be provided to indicate the location of <br /> compact parking spaces. <br /> g. All parking areas and driveways shall be completely <br /> installed prior to issuance of a Certificate of <br /> Occupancy. <br /> h. A trash enclosure shall be provided and designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on <br /> three sides with a solid wall and gated on the fourth <br /> side. <br />
