A and B; 11.53 & 10.71Acres, respectively-- I <br /> April 17,2002 <br /> San Joaquin County Public Health Service <br /> Environmental Health Division <br /> Subiect: "Soil Suitability Study" for the Denny W. and Donna M. Jones property at <br /> 16682 Steinegul Road,Escalon, California 95320, situate between State Highway 120 <br /> and Lone Tree Road near the city of Escalon in San Joaquin County. The planned <br /> development is to divide 22.24 acres of land into two (2) parcels, Parcel A and Parcel B. <br /> Parcel A is to contain 11.53 acres and Parcel No. B is to contain 10.71 <br /> acres as depicted on the attached "Parcel Map", which is attached to and made a part of <br /> this report. <br /> Submitted for your review and consideration are the results of shallow(3' max. <br /> deep) and deep(6' 10 1/4" max. deep) percolation tests and a "Soil Profile Test" <br /> conducted on the 22.24 aces of land owned by Denny w. and Donna M. Jones at 16682 <br /> Steinegul Road, Escalon California 95320 in San Joaquin County. <br /> Present and Future Land Use: The project site is located in an agricultural area <br /> between State Highway 120 and Lone Tree Road near the city of Escalon, California in <br /> San Joaquin County and more specifically located at 16682 Steinegul Road, Escalon, <br /> California 95320. The present 22.4 Acres is presently and in excess of twenty years has <br /> been devoted almost entirely to agricultural use to produce crops of almonds. The only <br /> developed portion of the property is located about half way into the property at its south <br /> boundary and consists of a concrete driveway, a residence, a carport, a storage shed and a <br /> mobile home, all as noted on the attached"Parcel Map". All of the structures (housing, <br /> buildings, etc.) are to remain. The road providing access to the developed portion of the <br /> property is a gravely, dirt road. The S.S.J. Irrigation District provides irrigation of the <br /> subject property and personal domestic water is obtained from a well. Irrigation is <br /> conducted from south to north. <br /> The present property owner is in ill health and is dividing his property into two <br /> (2) parcels so that members of his family may join in helping him continue to farm the <br /> 22.4 acres and possibly build on Parcel B in the future. The planned development of the <br /> 22.4 acres is to divide the subject property into two (2) parcels; Parcel A is to contain <br /> 11.53 acres. Parcel B is to contain 10.71 acres all as shown on the attached"Parcel Map" <br /> and to make provision for constructing a future house on Parcel B in the future to <br /> accommodate other members of the family. <br /> Past Uses: The subject property has been devoted to agricultural use except for the <br /> already described improvements located halfway into the property at the southerly <br /> boundary.
