REVISED CONDITIONS OF APPROVAL <br /> SA-01-29 <br /> Phillips Revocable Trust <br /> Site Approval Application No. SA-01-29 was approved by the San Joaquin County Community <br /> Development Department on March 3, 2003. The effective date of approval is March 13, 2003. This <br /> approval will expire on May 2, 2006 , which is the expiration date of Phase II of this project, unless <br /> (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Leanne Mueller, 468-3228) <br /> a. BUILDING PERMIT: Submit an "Improvement Plan Application". The Site Plan required as a part of <br /> the improvement plan must be prepared by a registered civil engineer or licensed architect. This <br /> Plan must show drainage, driveway access details including gates, on-site parking, landscaping, <br /> signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST' for <br /> details). A fee is required for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for open storage of construction materials and supplies for <br /> electrical materials supplier and contractor to be constructed in two phases within five (5) years of <br /> approval on parcels 119-080-06 and 119-080-07, as shown on the Plan dated M@FGh 26, 2001and <br /> Revised Site Plan dated January 21, 2003. (Use Type: Construction Sales and Services) <br /> (1) Phase one(1)will consist of the following.- <br /> A. <br /> ollowing:A. Improvements, including fencing, driveway, drainage, and paving requirements for <br /> Assessors Parcel Number 119-080-06. <br /> (2) Phase two (2)will consist of the following: <br /> A. Improvements, including fencing, driveway, drainage, and paving requirements for <br /> Assessors Parcel Number 119-080-07- <br /> c. STORM DRAINAGE: Storm water drainage for each parcel shall be retained on the site. The <br /> drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be included. <br /> (Development Title Section 9-1135) <br /> d. SURFACING: Driveway and maneuvering areas for each parcel shall be paved and permanently <br /> maintained to provide a durable dust free surface.
