CONDITIONS OF APPROVAL <br /> SA-96-2 <br /> Halloum <br /> Site Approval Application No. SA-96-2 was approved by the San Joaquin County Community <br /> Development Department on March 19, 1996. The effective date of approval is March 29, 1996. This <br /> approval will expire on September 28, 1997, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer. This Plan must show drainage, driveway access details (including gates), on- <br /> site parking, landscaping, signs, existing and proposed utility services, and grading (refer <br /> to the 'SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan review. <br /> (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a 3,254-square-foot mini-mart and gasoline sales <br /> with a 3,190-square-foot canopy (use type: gasoline sales, combination) as shown on the <br /> Plan submitted March 11, 1996. <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior <br /> to the initiation of the use. The Business License can be obtained concurrent with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. COMPREHENSIVE SIGN PLAN: A comprehensive sign plan, approved by the County, <br /> is required prior to the issuance of building permits. The plan shall be consistent with the <br /> requirements of Chapter 9-1710 of the Development Title unless approved as part of a <br /> Special Purpose Plan. (Development Title Section 9-1710.3) <br /> e. PARCEL MAPS: The Parcel Map for Minor Subdivision Application MS-95-36 shall reflect <br /> the location of the southern property line shown on the Parcel Map recorded for Minor <br /> Subdivision No. MS-94-42 (Book 20 Page 94). <br /> Conditions of Approval - 1 - SA-96-2 <br />
