f. PARKING: Off-street parking shall be provided and comply with the following: (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust-free surface. Bumper guards shall be provided where necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5) (2) A minimum of 14 parking spaces shall be provided, including one space for the physically disabled (4 spaces are required for every 1,000 feet of building area; .67 spaces are required for every employee). (Development Title Section 9- 1015.3) (3) The Construction Site Plan shall indicate the following: A. Provide parking for the physically disabled. The spaces shall be located as close as possible to the primary entrance (C.C.R., Title 24). B. Provide identification signs for the parking spaces, including the 'tow away'sign, at each entrance or visible from each space (C.C.R., Title 24). C. The slope of a parking space shall not exceed 1/4 inch per foot (C.C.R., Title 24). g. LOADING: One loading space shall be provided. Each space shall be a minimum of 25 feet in length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) h. LIGHTING: Lighting shall be provided and comply with the following: (1) Parking lot and security lighting shall be installed. (Development Title Section 9- 1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) i. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten-foot-wide landscaped strip, respecting the ultimate right-of-way widths of State Route 12 and Flag City Boulevard, shall be installed across the frontage prior to issuance of the Certificate of Occupancy. (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. Conditions of Approval - 2 - SA-96-2
