f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> Bumper guards shall be provided where necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5) <br /> (2) A minimum of 14 parking spaces shall be provided, including one space for the <br /> physically disabled (4 spaces are required for every 1,000 feet of building area; <br /> .67 spaces are required for every employee). (Development Title Section 9- <br /> 1015.3) <br /> (3) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The spaces shall be located <br /> as close as possible to the primary entrance (C.C.R., Title 24). <br /> B. Provide identification signs for the parking spaces, including the 'tow <br /> away'sign, at each entrance or visible from each space (C.C.R., Title 24). <br /> C. The slope of a parking space shall not exceed 1/4 inch per foot (C.C.R., <br /> Title 24). <br /> g. LOADING: One loading space shall be provided. Each space shall be a minimum of 25 <br /> feet in length and 15 feet in width and shall have a minimum height clearance of 14 feet. <br /> On-site driveways and maneuvering areas may be used in lieu of one of the loading <br /> spaces as long as maneuvering areas for delivery vehicles are provided. (Development <br /> Title Section 9-1015.6) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. (Development Title Section 9- <br /> 1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][4]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten-foot-wide landscaped strip, respecting the ultimate right-of-way <br /> widths of State Route 12 and Flag City Boulevard, shall be installed across the <br /> frontage prior to issuance of the Certificate of Occupancy. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. <br /> Conditions of Approval - 2 - SA-96-2 <br />
