(3) The parking area shall be landscaped as specified in Section 9-1020.6 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. A minimum of two trees shall be planted <br /> and evenly spaced throughout the parking lot. (Development Title Section 9- <br /> 1020.6) <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) Trash bins shall be kept in an enclosure with solid walls on three sides and gated <br /> on the fourth side. Details shall be shown on the Site Plan. <br /> k. BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be constructed of one- <br /> hour, fire-resistive material. <br /> (2) Provide restrooms conforming with all disabled access requirements(C.C.R.,Title <br /> 24). <br /> (3) A demolition permit is required for removal of existing structures. <br /> 2.
