f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All project areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8) <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be enclosed by a <br /> screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated <br /> street or residential zone shall not be stacked higher than two (2) feet above the adjacent screen. <br /> (Development Title Section 9-1022.4[e][2][A]) <br /> h. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on <br /> the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way <br /> line, including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> i. CALIFORNIA FIRE CODE REQUIREMENTS: The following California Fire Code and San Joaquin <br /> County Ordinance requirements will be applicable to the proposed project. The following conditions shall <br /> be addressed prior to submittal of a building permit application to the Building Inspection Division: <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of NFPA 1142 of the <br /> National Fire Code. <br /> (2) Fire sprinkler systems shall be installed according to Chapter 9 of the California Fire Code and the <br /> appropriate standards and guides adopted in the California Building Code and the California <br /> Electrical Code. <br /> (3) Fire Department access roads shall be in accordance with Section 503.2 of the California Fire Code <br /> and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (4) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> (5) Fire extinguishers shall be installed in accordance with California Fire Code, Section 906. <br /> (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or property <br /> (CFC 105.1.1). <br /> (7) A technical report to determine the acceptability of technologies, processes, products, facilities, <br /> materials, and uses attending the design, operation, or use of the building or premises may be <br /> required (CFC 104.7.2). <br /> (8) Provide MSDS sheets on all paint materials and quantity. <br /> 2.
