f. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) All project areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8) g. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet above the adjacent screen. (Development Title Section 9-1022.4[e][2][A]) h. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way line, including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) i. CALIFORNIA FIRE CODE REQUIREMENTS: The following California Fire Code and San Joaquin County Ordinance requirements will be applicable to the proposed project. The following conditions shall be addressed prior to submittal of a building permit application to the Building Inspection Division: (1) Fire flow and hydrants will be provided for the proposed project by the use of NFPA 1142 of the National Fire Code. (2) Fire sprinkler systems shall be installed according to Chapter 9 of the California Fire Code and the appropriate standards and guides adopted in the California Building Code and the California Electrical Code. (3) Fire Department access roads shall be in accordance with Section 503.2 of the California Fire Code and the standards adopted by the San Joaquin County Fire Chiefs Association. (4) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. (5) Fire extinguishers shall be installed in accordance with California Fire Code, Section 906. (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or property (CFC 105.1.1). (7) A technical report to determine the acceptability of technologies, processes, products, facilities, materials, and uses attending the design, operation, or use of the building or premises may be required (CFC 104.7.2).
