Access to the <br /> site from northbound Interstate 5 is available immediately <br /> north of the site at off-ramps and on-ramps, respectively. <br /> Site access from southbound Interstate 5 is provided indirectly <br /> from Highway 33 by a connector road that extends north from <br /> Highway 33 . The two established driveway access points from <br /> the Highway 33 connector road will be used for this project . <br /> Parking: <br /> The site contains it automobile parking spaces and an asphaltic, <br /> concrete improved parking lot . Included in this number is one <br /> handicapped parking space. In addition, the applicant proposes <br /> to establish an additional seven employee parking spaces. The <br /> number of automobile parking spaces should be limited to the <br /> maximum number of employees per shift , with the applicant ' s <br /> stated intent of not making the business available to the <br /> public . <br /> The applicant ' s site plan designates 13 12-foot by 80-foot <br /> truck-tractor and trailer combination parking spaces. Staff <br /> believes that a single area should be designated for truck- <br /> tractor and trailer parking and that the area so designated <br /> should be located as close as possible to the northwest portion <br /> of the site, in an area that is least visible to travelers on <br /> Interstate Route 5 . To avoid potential overuse of the site and <br /> potential on-site circulation problems, staff recommends that <br /> the number of parking spaces allowable for truck tractors and <br /> trailers be limited to 25 spaces. <br /> Although staff feels that the gravel improvement is adequate <br /> for the truck-tractor and trailer parking area, a driveway loop <br /> improved with asphaltic concrete should be constructed to pro- <br /> vide through circulation on the project site. <br /> Landscaping/Signs/Fencing: <br /> Planning Title Section 9-6414 requires that all uses shall be <br /> separated from adjacent streets by a landscaped area of not <br /> less than five feet in width, except for entrance and exit dri- <br /> veways. The intent of this section is to improve the <br /> appearance of the site, not to erect a visual screen between <br />
