An on-site visit <br /> by staff disclosed certain discrepancies between the existing <br /> site' s condition and the site plan submitted with this applica- <br /> tion. The area marked "planter" on the site plan, adjacent to <br /> the building, is now covered with an indoor-outdoor carpet . <br /> Also, the area along the Highway 33 connector road marked <br /> "existing landscaping" is actually barren ground. Some type of <br /> landscaping should be provided between the parking areas and <br /> the Highway 33 connector road and also in the "planter" area <br /> adjacent to the existing building. An automatic sprinkler <br /> system should be installed for maintenance of landscaping. <br /> The site plan shows an existing 55-foot-tall sign which does <br /> not , in fact , exist . Inasmuch as the site will be used by <br /> Nickels Trucking employees only, staff believes that a sign is <br /> unnecessary for this project . <br /> The project site is presently fenced with a six-foot chain-link <br /> fence. Site ingress and egress is controlled by gates at the <br /> two driveways opening onto the Highway 33 connector road. No <br /> additional fencing is proposed, nor does any appear warranted . <br /> FACILITIES/SERVICES : <br /> Sewage Disposal/Water Supply/Storm Drainage : <br /> Subject to any modifications required by the Local Health <br /> District and the Department of Public Works, the project will <br /> use the existing on-site well , septic tank, and storm drainage <br /> pond in daily operations. <br /> ENVIRONMENTAL CONSIDERATIONS : <br /> Based on the Environmental Initial Study prepared for UP-89-3 , <br /> the Planning Division concluded that the project would not have a <br /> significant , adverse effect on the project ' s environment . On <br /> this basis, a Negative Declaration has been prepared. <br />
