Item No. 2 PC: 9-15-88 UP-89-3 Page 6 CONDITIONS OF APPROVAL The following Conditions of Approval shall be met prior to ini- tiation of the use if no additional building permits are required: 1 . Planning Division: a. Specific landscape and irrigation details for the planter and landscape areas shall be shown on the Improvement Plan. Any outdoor storage must be contained within an area screened by a solid six-foot-high fence. b. Use of thb-pr ject site shall be limited to employees of the owner-operator of the approved use. c . The truck-tractor/trailer parking use shall be limited to a maximum of 25 12-foot by 80-foot parking spaces. The per-shift employment shall be limited to not more than 15 employees. d. The applicant shall construct an on-site driveway loop improved with asphaltic concrete. The driveway loop spe- cification shall be included in the improvement plan. All truck-tractor/trailer parking shall be confined to a single designated area in the northwest portion of the site . The applicant shall provide landscaping across the east side of the site. The landscaping proposal shall be included in the improvement plan and shall include a pro- posal for irrigation and maintenance and landscaping. e . All truck and trailer equipment and parts shall be stored within the buiding enclosure. No outdoor storage of parts of materials shall be permitted. f . Any signage proposal shall be shown on the improvement plan and shall be subject to approval by the Planning Director. g. The area to be paved on-site shall be expanded to provide paved drive-through access on both sides of the main- tenance building. This expanded area shall be shown on the Improvement Plan. h. The current lease agreement will be revised to reflect a single parcel . Otherwise, a Minor Subdivision will be required.
