The land grades gently up towards the northeast. <br /> According to San Joaquin County Community Development Department, the Site is zoned AG-40, <br /> General Agriculture. This zone is established to,"preserve agricultural lands for the continuation <br /> of commercial agriculture enterprises" (www.co.san-joaquin.ca.us,2005). Minimum parcel sizes <br /> within the AG Zone are 20,40, 80 or 160 acres, as specified by the precise zoning. <br /> i <br /> ✓ 1.2 Proposed Development <br /> L <br /> Our office was provided with a preliminary site plan from Delta Buildings, Inc., showing the <br /> ` proposed development. The map shows the proposed development will be for a 3,840 square foot <br /> fL building and a 3,000 square foot building. On the second story of the 3,840 square foot building will <br /> be a 683.67 square foot care taker living area. One storage barn near the center of the eastern <br /> portion of the property will be removed. The property is used for a shop and a residence along with a <br /> small walnut orchard. The residence had previously been owned by Mr.Vierra's parents. <br /> j <br /> 33.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> 3.1 Existing On-Site Septic System Usage <br /> The subject property currently has one septic system which serves the residence, the guest house <br /> and the shop. Two septic permits were found on file at the EHD during file review on April 3,2007. <br /> The first septic permit was for the installation of three, 40-foot leach lines, three seepage pits and a <br /> 1600 gallon septic tank in August of 1978.
