(1) Fire flow and hydrants will be provided for the proposed project by the use of NFPA 1142 of the <br /> National Fire Code. <br /> (2) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> (3) Fire extinguishers shall be installed in accordance with California Fire Code, section 906. <br /> (4) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. C.F.C. 105.1.1 <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, 209-468-3023) <br /> a. An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only—all vertical features, including but not limited to <br /> fences, walls, private light standards, rocks, wine barrels, signs landscaping and cobbles are not <br /> allowed in the right-of-way.)The wine barrels and sign located north of the access driveway on <br /> Bender Road shall be relocated outside of the County right-of-way to allow for proper sight <br /> distance of vehicles traveling south on Bender Road to the satisfaction of the Department of <br /> Public Works prior to issuance of the building permit. (Development Title Sections 9-1145.4 and <br /> 9-1145.5) <br /> b. The driveway approach for Bender Road shall be improved in accordance with the requirements <br /> of San Joaquin County Improvement Standards Drawing No. R-17 prior to issuance of the <br /> occupancy permit. (Development Title Section 9-1145.5) <br /> c. The access driveway located on the north side of Taddei Road west of Bender Road shall not be <br /> used as ingress/egress for any winery-related vehicular traffic. The Department of Public Works <br /> reserves the right to require the submittal of an operational analysis prepared by a registered civil <br /> engineer for review and approval to determine the impacts and mitigation of the driveway if the <br /> driveway is used. <br /> d. All vehicular parking related to applicant's proposed development shall be onsite at all times. <br /> Parking in the County right-of-way for all events shall be prohibited. It is the responsibility of <br /> applicant to monitor Bender and Taddei Roads to ensure compliance with this requirement. <br /> e. If any marketing events are held for more than 150 people, the Department of Public Works <br /> reserves the right to require a traffic study to determine the impacts and mitigation of the <br /> proposed project. The applicant shall deposit funds with the County for all costs, as estimated by <br /> the Department of Public Works Transportation Engineering Division prior to the Department <br /> preparing or contracting for the required study. (Development Title Section 9-1150.4) <br /> f. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a 25- <br /> foot-wide right-of-way from the centerline of Bender Road to the property line across the frontage <br /> of Bender Road. (A fee based on the current fee schedule at time of payment is required for <br /> processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed and a <br /> legal description of the parcel to be offered for dedication.) (Development Title Section 9-1150.5) <br /> g. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of each building permit application. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record.
