n. The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled The spaces shall be located as dose <br /> as possible to the primary entrance. (CCR, Title 24). <br /> (2) Provide identification signs for the parking spaces, including the pow away,sign, <br /> at each entrance or visible from each space. (CCR, Title 24) <br /> (3) The slope of a parking space shall not exceed 1/4 inch per foot. (CCR, Title 24) <br /> a. Existing elevation certification is required with all permit applications for structures located <br /> within the 100-year flood zone. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. Across the frontage of APN 001-2d0-01, dedicate a 75-foot-wide right-of-way from the `• <br /> existing scutherfy right-cf-way line of Walnut Grove Road to the property line and a 42- <br /> foot-wide right-of-way from the centerline of Thornton Road to the property line, with a 30- <br /> foot by 30-foot corner cut-off at the intersection. <br /> b. = The frontage improvements for Thornton Road shall be constructed in conformance with <br /> the standards for one-half of an 84-foot-wide right-of-wahy minor arterial street. The <br /> frontage improvements for Walnut Grove Road shall be constructed in conformance with <br /> the standards for one-half of the adopted 754cot-wide right-of-way Specific Road Plan. <br /> The driveway location shall align with the existing driveway on the south side of Walnut <br /> Grove Road. (Development Title Section 9-1750.2) <br /> r l c. An enc.cachment permit shall be required for work within the road right-of-way. <br /> ` (Development Title Section 9-1145.2) <br /> - NJ- <br /> �Ixu d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$5,286.00 per <br /> 1,400 gross square feet of building designated as 'Retail Service' in the Thornton area. <br /> The fee shall be automatically adjusted July 1 of each year by the- Engineering <br /> Construction Cost Index as published by the Engineering News Record. (Resolutions R- <br /> 00-304 & R-91-1025) <br /> e. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Improvement Plan. (Development Title Section 9-1100.3) <br /> f. A terminal drainage system shall be provided to meet the requirements of the County and <br /> to provide adequate drainage for the development. An interim retention pond will be <br /> allowed until the development is connected to the terminal system on Walnut Grove Road. <br /> The applicant shall agree to participate financially in their share of the cost of thelstorm <br /> drain system. (Development Title Section 9-1135.2) <br /> g. The project shall be served by a public sewer system. A sewer treatment plant in <br /> conformance with the requirements of San Joaquin County Public Health Services <br /> (Environmental Health Division) and the Department of Public Works will be allowed on <br /> Conditions of Approval - 3 - SA-93-26 <br />
