b. All driveway approaches shall be improved in accordance with the requirements of San Joaquin <br /> County Standards Drawing No. R-17 prior to issuance of the occupancy permit for each phase of the <br /> project. (Development Title Section 9-1145.5) <br /> c. The site shall be designed to contain the storm water runoff on the site and to prevent off-site <br /> sediment transport. Provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards to prevent the increased runoff release rate of storm water discharging onto <br /> other properties. Retention basins shall be fenced with a six-foot-high chain-link fence or equal when <br /> the maximum design depth is 18 inches or more_ The required retention basin capacity shall be <br /> calculated by a registered civil engineer, licensed contractor, or licensed architect prior to the release <br /> of building permits. (Development Title Section 9-1135) <br /> d. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable <br /> at the time of building permit application for each phase of the project. The fee will be based on the <br /> current schedule at the time of payment. The fee shall be automatically adjusted July 1 of each year <br /> by the Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolution R-00-433) <br /> e. The Regional Transportation Impact Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application for each phase of the project. The fee will be based <br /> on the current schedule at the time of payment. (Resolution R-06-38) <br /> f. All new and/or substantially improved structures for each phase of the project shall meet the <br /> requirements for construction in Special Flood Hazard areas that are in effect at the time of building <br /> permit issuance as specified in Development Title Section 9-1605 prior to issuance of building <br /> permits for each phase of the project. The Flood.Management Division of Public Works shall be <br /> contacted for these requirements(209-468-7612). <br /> g. A copy of the Final Site Plan shall be submitted prior to the release of the building permit for each <br /> phase of the project. <br /> h. Verification shall be obtained from the Solid Waste.Division (468-3066)that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. The Final Site Plan is <br /> required upon submittal of verification for each phase of the project. <br /> i. The proposed project disturbs less than one acre of ground and is not part of a.larger plan of <br /> common development. The proposed project shall follow the practices in the County's"Small Site <br /> Storm Water Management Plan." <br /> INFORMATION NOTES: <br /> (1) This property is subject to the requirements of the San Joaquin County Mosquito and Vector <br /> Control District(209-982-4576)and the California Health and Safety Code for the prevention of <br /> mosquitoes. Best Management Practices(BMP)guidelines for storm water devices, ponds, and <br /> wetlands are available. <br /> (2) All future building permits for projects located with a Special Flood Hazard Area at the time of <br /> permit issuance shall meet the San Joaquin County flood hazard reduction requirements(Title 9, <br /> Chapter 9-1605)and all requirements of the State of California (CCR Title 23)that are in force at <br /> the time of permit issuance.
