PA-1000273 OF KENNETH KRAMER <br /> (CIO MIKE SMITH ENGINEERING) (APN: 001-130-04; ADDRESS: <br /> 28313 N THORNTON ROAD, THORNTON) <br /> This project is a Use Permit application for an agricultural vinegar processing facility to <br /> be built in two phases. Phase 1 is the conversion of two existing agricultural buildings <br /> into a processing area, vinegar tasting area, storage, and restrooms. Building 1 will <br /> contain the restrooms. Building 2 will include 1,500 square feet for storage, 800 square <br /> feet for a processing area, and 500 square feet for a vinegar tasting area. Phase 2 <br /> includes the construction of a 5,000 square foot processing and storage building, with <br /> building permits to be issued within ten years. This parcel is not under a Williamson Act <br /> contract. The General Plan designation is General Agriculture and the zoning is General <br /> Agriculture, 40-acre minimum. <br /> The project is located on the southwest corner of Thornton Road and Barber Road, in <br /> Thornton. <br /> The Community Development Department has reviewed the application and offers the <br /> following comments. <br /> Vinegar Tasting <br /> The project description submitted with the application states that "Phase 1 will include <br /> conversion of an existing ag storage building into a vinegar processing facility. There will <br /> be approximately 1500 square feet of storage, 800 square feet of processing, 500 <br /> square feet of retail, and 80 square feet of restroom." A letter, dated December 7, 2010, <br /> was also submitted. The letter states that the facility will be used for the processing, <br /> packaging, distribution, and tasting of vinegar. <br /> The Agricultural Processing - Food Manufacturing use type refers to the processing of <br /> foods and beverages from agricultural commodities. The proposed application for <br /> vinegar processing is classified under this use type and products that are produced from <br /> the vinegar may be sold on site. The proposed vinegar tasting room is an accessory use <br /> DC MEMO - 1 - PA-1000273 <br />
