The retail sale of sundries, prepackaged food, bottled <br /> or canned beverages and freshly prepared food is not permitted as an accessory use to the <br /> vinegar tasting room. If the application is approved by the Planning Commission, the <br /> building permit plans must show the areas designated within the vinegar tasting room for <br /> merchandising and sale of vinegar products. <br /> Parkin <br /> The site plan shows seven parking spaces and 7800 square feet of buildings assigned to <br /> the proposed use. The number of parking spaces is determined by the use type and the <br /> total square footage of the buildings to be used. Vinegar processing requires 2.5 parking <br /> spaces per 1000 square feet of building. Therefore, 20 parking spaces are required. <br /> Seven parking spaces will be required for Phase 1 and 13 parking spaces will be <br /> required for Phase 2. <br /> Pursuant to Development Title Section 9-1015.9, parking requirements may be modified <br /> by the Director in cases in which, due to the unusual nature of the establishment <br /> proposed or the development proposal submitted for it, the requirements set forth herein <br /> may be considered insufficient or excessive. In making the decision, the Director may <br /> consider the existence of special transit incentives and services, car pooling programs, <br /> and significant use of pedestrian and bicycle access. <br /> If the applicant wants to modify the parking requirements, a statement that details the <br /> reasons for the modification and gives support for the modified requirement must be <br /> submitted in writing. The application has been tentatively scheduled for the Planning <br /> Commission meeting on February 3, 2011.
