KLE/NFELDER <br /> &I9htheph.Rlght SolNlvu <br /> mitigated the same day, the release of the Nue Carbo-Chelate at the Site address 161 <br /> Transportation Court is not considered a REC likely to have impacted soil, soil vapor or <br /> groundwater beneath the Site. <br /> • No off-Site facilities were found to represent a REC to the Site, or likely result in vapor <br /> migration through soils onto the Site. <br /> This assessment has revealed no evidence of historical RECs (HRECs) or controlled RECs <br /> (CRECs), in connection with the property. The following REC, de minimis environmental <br /> condition, and other environmental concerns were identified for the Site: <br /> REC <br /> The potential exists for undocumented releases to occur from subsurface features, such as <br /> oil/water separators. Thus, the presence of the onsite oil/water separators represents a REC. <br /> However, this Phase I ESA was performed as part of a proposed lot line split for the larger <br /> parcel. Site activities are not anticipated to change with the lot line split and ownership will <br /> remain the same. Thus, Kleinfelder does not recommend sampling soil in the vicinity of the <br /> oil/water separators at this time. Should site use change in the future, assessment of these <br /> features may be warranted at that time. <br /> De Minimis Environmental Condition <br /> Minor staining was observed throughout the truck repair/maintenance building on Parcel 1. The <br /> concrete flooring in the vicinity of staining appeared to be generally in fair to good condition. <br /> This observed staining is considered de minimis. No further assessment is recommended for <br /> the observed staining. <br /> Other Environmental Concerns <br /> • The Site was historically used for agricultural purposes through the mid-1990s. It is <br /> common for residual concentrations of pesticides, associated with application for pest <br /> control, to be present in the shallow soils on former agricultural sites. The pesticide <br /> concentrations in these situations are typically less than regulatory action levels, and the <br /> potential for further action to be required to address the pesticides is low.
