— <br /> November 23, 2004 <br /> NOA Project Number: E04140A <br /> the Study. <br /> This report presents the results of the 2002 percolation testing and water testing in the new report <br /> format required by EHD. <br /> — <br /> The formatting of this report has been designed to follow,to the greatest degree possible, <br /> the EHD's Soil Suitability Study Requirements Checklist, dated July 14,2003. <br /> 1.1 Site Description <br /> The Assessor Parcel Number for the site is 013-050-17 (81.85 acres in size) (Plate 2). Spenker <br /> Ranch Inc. is the owner of the property. The San Joaquin County Application number is UP-98-3. <br /> The location of the site is on the north side of Turner Road, 1300 feet west of Davis Road,Lodi. <br /> The address of the property is 1973 W. Turner Rd.,Lodi, CA. The site is fairly flat and contains a <br /> residence,barn,and other small buildings. One small drainage pond exists on the property. <br /> ` Adjacent to the property (013-050-05) is a 35.22 acre grove of oak trees owned by Spenker Ranch <br /> Inc.., this parcel is not a part of this project. <br /> ` The site is a presently a winery and vineyard. <br /> 1.2 Zoning Description <br /> According to San Joaquin County Community Development Department, the Site is zoned AG-40 <br /> Zone. This zone is intended"to preserve agricultural lands for the continuation of commercial <br /> ` agriculture enterprises. Minimum parcel sizes within the AG Zone are 20,40, 80 or 160 acres, as <br /> specified by the precise zoning.This zone replaces the previous AG zone" (www.co.san- <br /> joaquin.ca.us, 2004). <br /> 1.3 Proposed Development <br /> We understand from Mr. Sikeotis and from a San Joaquin County Community Development Staff <br /> Report that the Jessie's Grove Winery produces approximately 9480 gallons of wine,or 4,000 cases <br /> annually. The winery is classified as a Small Winery based on the amount of wine produced. <br /> The winery will have up to twelve (12) marketing events per year. These events will occur twice a <br /> month from April to October. Two types of events are proposed: Shakespeare in the Grove and <br /> Music in the Grove. The average attendance for Shakespeare in the Grove is expected to be 150 <br /> people. The average attendance for Music in the Grove is expected to be 250 people. <br /> More details regarding the proposed development are described in the San Joaquin County <br /> Community Development application for this project (UP-98-3). <br /> 2 <br />
