f. LOADING: One (1) loading space shall be provided. The space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of the loading space as long as maneuvering areas for <br /> delivery vehicles are provided. (Development Title Section 9-1015.6) <br /> g. ACCESS AND CIRCULATION: The following requirement shall apply and be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide. (Development Title Section 9-1015.5[h]) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> j. ANIMAL REGULATIONS: The following animal regulations apply and shall be provided: <br /> (1) All animal enclosures, including but not limited to pens, cages, and feed areas, shall be <br /> maintained free from litter, garbage, and excessive accumulation of manure so as to discourage <br /> the proliferation of flies, other disease vectors, and offensive odors. The premises shall be <br /> maintained in a neat and sanitary manner. (Development Title Section 9-1045.4[b]) <br /> (2) Animals shall be kept or maintained a minimum distance of one hundred (100)feet from the <br /> nearest property line. (Development Title Section 9-1045.3) <br /> k. UNIFORM BUILDING CODE: The single-family dwelling is substandard. The applicant shall apply <br /> for an inspection and obtain permits to repair all housing code violations or obtain a demolition permit <br /> to remove the residence. <br /> (1) Dust retardant shall be applied to Verigin Road once a year. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Trueman Phillips,468-3000) <br /> a. The Traffic Impact Mitigation Fee may be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is$665.00 per 1,000 gross <br /> square feet of building designated as Manufacturing in the Manteca area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. A credit may be allowed if it can be verified that the <br /> existing development on this site was in operation on or after April 23, 1990. (Resolution 00433) <br /> b.
