SIGNAGE: A maximum of two advertising signs shall be permitted for the approved use, <br /> only one of which may be a freestanding sign. Sign details shall be consistent with <br /> Chapter 9-1710 of the Development Title, and all existing and proposed signs shall be <br /> shown on the Site Plan. <br /> k. CARETAKER MOBILE HOME: The caretaker mobile home shall be removed from the <br /> property within 30 days of the effective date of the application's approval. A demolition <br /> permit application for the removal of the caretaker mobile home shall be submitted to the <br /> Building Inspection Division, and the permit shall be issued prior to removal of the mobile <br /> home from the property. <br /> I. COMPLIANCE DATES: Because this development is currently operating without the <br /> required permits and approvals, the owner shall comply with the following deadlines, <br /> except as otherwise stated in the Conditions of Approval: <br /> (1) The required Site Plan and any other permits required for the approval shall be <br /> submitted within 30 days of the effective date of the application's approval. <br /> (2) All required improvements shall be installed within 90 days of the effective date <br /> of the application's approval. <br /> 2. DRIVEWAY IMPROVEMENTS: The driveway approach shall be improved in accordance <br /> with the requirements of San Joaquin County Standard R-17 prior to issuance of the <br /> occupancy permit. (Development Title Section 9-1145.5) <br /> b. ENCROACHMENT PERMIT: An encroachment permit shall be required for work within <br /> the road right-of-way. ROADWAY DEDICATION: The owner shall execute an Irrevocable Offer and Agreement <br /> to Dedicate a right-of-way that conforms to minimum San Joaquin County standards for <br /> horizontal curves along Walnut Grove Road. A $225.00 fee currently is required for <br /> processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed, <br /> a recording fee, and a legal description of the parcel to be offered for dedication. <br /> d. FRONTAGE IMPROVEMENTS: The frontage improvements for Walnut Grove Road shall <br /> be constructed in conformance with the standards for one-half of an 84-foot-wide right-of- <br /> way Rural Arterial Road. The construction of the frontage improvements will be deferred <br /> upon execution by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to the estimated construction costs prior to approval of the <br /> Improvement Plan. A $260.00 fee currently is required for processing, per Development <br /> Title Table 9-240.2, in addition to a copy of the Grant Deed, a recording fee, legal <br /> descriptions of the property, and an estimate. The estimate and legal descriptions shall <br /> be prepared by a Registered Civil Engineer with a typical section drawing on a form to <br /> be supplied by the Department of Public Works and submitted to Public Works for <br /> approval.
