(3) A minimum of eight automobile parking spaces shall be provided for the <br /> approved use,including one van accessible space (two spaces for each one <br /> thousand square feet of building area and .67 space for each employee on the <br /> largest employment shift). The size and location of the parking spaces shall be <br /> consistent with the requirements of Chapter 9-1015 of the Development Title and <br /> be included on the Site Plan. <br /> g. SIGNAGE. One wall-mounted advertising signs shall be permitted for the approved use. <br /> Sign details shall be consistent with Chapter 9-1710 of the Development Title, and all <br /> proposed signs shall be shown on the Site Plan. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Tom Iwamiya, 4683023) <br /> a. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> b. The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standard R-17 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> C. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road for a 25- <br /> foot-wide right-of-way from the centerline of Castle Road to the property line across the <br /> parcel's frontage. A $225.00 fee currently is required for processing, per Development <br /> Title Table 9-240.2, in addition to a copy of the Grant Deed. This development may be <br /> subject to reduced dedication requirements depending on the Ordinance requirements <br /> in effect at the time of building permit application. (Development Title Section 9-1150.2) <br /> d. The frontage improvements for Castle Road shall be constructed in conformance with the <br /> standards for one-half of a 50-foot-wide right-of-way rural road. The construction of the <br /> frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to the estimated construction <br /> costs prior to approval of the Improvement Plan. A $260.00 fee currently is required for <br /> processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed <br /> and an estimate for the required frontage improvements. The estimate shall be prepared <br /> by a Registered Civil Engineer with a typical section drawing on a form to be supplied by <br /> the Department of Public Works and submitted to Public Works for approval. As an <br /> option, Public Works will prepare the drawing and estimate for an additional fee of <br /> $115.00. This development may be subject to reduced frontage improvement <br /> requirements depending on the Ordinance requirements in effect at the time of building <br /> permit application. (Development Title Section 9-1150.2) <br /> e. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$1,506.00 per <br /> 1,000 gross square feet of building designated as Service Commercial in the Manteca <br /> area. A credit of $2,175.00 for the the existing residence being demolished will be <br /> allowed if it can be verified that it has been occupied within the last two years. The fees <br /> shall be automatically adjusted July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record.
