This approval shall be for the operation <br /> of a boat hauling business, temporary storage of boats <br /> that are in-transit or under repair, minor repair of <br /> boats, and the use of a caretaker mobile home. There <br /> shall be no retail sales or outdoor marine repair <br /> permitted as a part of this approval . This approval <br /> shall limit the number of boats that may be temporarily <br /> stored on the site to fifteen, subject to compliance with <br /> other yard and aisle requirements contained in the <br /> Conditions of Approval, and limit to fourteen days the <br /> maximum amount of time that boats shall remain on the <br /> property. Permitted marine repairs may only be made by <br /> the owner of the property. All debris and equipment <br /> associated with the approved use shall be removed from <br /> adjacent parcels within ten (10) days of the effective <br /> date of the application' s approval. <br /> b. BUILDING PERMIT. Submit a "Commercial Building Permit <br /> Application. " The Site Plan required as a part of the <br /> building permit must show site drainage, driveway access <br /> details including gates, on-site parking, existing and <br /> proposed utility services, landscaping, signs, and <br /> grading (refer to the "SITE PLAN CHECK LIST" for <br /> details) . A fee is required for the Site Plan review <br /> (Development Title Section 9--884) . <br /> C. STORM DRAINAGE. Any additional storm drainage run-off <br /> created by new improvements shall be retained on-site. <br /> The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan. Drainage <br /> calculations must be attached to the Site Plan. <br /> d. SURFACING. The Site Plan shall show all existing and <br /> proposed surfaces. The boat storage area may at a <br /> minimum be surfaced with six (6) inches of base material <br /> or as required by the Thornton Fire District. <br /> e. BOAT STORAGE. Temporary boat storage shall only be <br /> permitted within the area designated on the approved site <br /> plan. There shall be no temporary boat storage in front <br /> of the building or in the westerly fifty (50) feet of the <br /> property. The temporary boat storage area shall be <br /> enclosed by a six-foot-high solid wooden fence <br /> (Development Title Section 9-1022 . 4) . A minimum aisle <br /> width of twenty-four (24) feet, or as required by the <br /> Thornton Fire District, shall be maintained in the <br /> temporary boat storage area. Storage, screening, and <br /> aisle details shall be included on the Site Plan and be <br /> installed within ninety (90) days of the effective date <br /> of the approval.
