The Site is bordered on the east,west <br /> and south by Whisky Slough,Latham Slough and the Empire Cut,respectively. The island is <br /> surrounded by levees and gently slopes toward the center of the island. (/- <br /> V According to San Joaquin County Community Development Department, the Site is zoned AG-80, <br /> ` general agriculture. This zoning designation"is established to preserve agricultural lands for the <br /> continuation of commercial agriculture enterprises." (www.co.san-joaquin.ca.us,2004). <br /> L1.2 Proposed Development <br /> Kjeldson,Sinnock&Neudeck, Inc. provided a tentative parcel map showing the proposed lot <br /> division. According to the map, the property will be split into five different sized parcels. Parcel 1 <br /> 6. is 179.7 acres,Parcel 2 is 153.5 acres,Parcel 3 is 213.1 acres ,Parcel 4 is 261.5 acres and the <br /> designated remainder parcel is 1,397 acres in size (Plate 2). <br /> v We understand that the owners intend to sell the proposed new parcels to facilitate the <br /> enhancement of farming,water foul habitat, and other related activities (NOA 2004). <br /> L 1.3 Site Vicinity <br /> LA Site vicinity map is included in the appendix of this report as Plate 1. <br /> L 1.4 Site Map <br /> A Site map is included in the appendix of this report as Plate 2. <br /> V 2.0 PRESENT AND PAST USES OF THE SITE <br /> 2.1 Past and Present Site Use <br /> LThe property is occupied by agricultural fields,related roads, and drainage ditches. The Surface <br /> Subsurface Contamination Report prepared for the site by our office (dated May 19,2004) indicates <br /> Lthe site has a long history of agricultural use.
