Phase I Environmental Site Assessment No listings are found in the EDR report for sites within the ASTM approximate search distances from the Site for the following databases: • Federal NPL,Proposed NPL,and Delisted NPL • Federal CERCLIS • Federal CORRACTS • Federal RCRA • Federal ERNS • California CHMIRS • California CORTESE • California LUST • California NOTIFY 65 • California AWP(BEP) • California Cal-Sites • California SLIC • California SWF/LF • California Toxic Pits • California WMUDS/SWAT • California UST • California AST • California HAZNET • CA WDS The EDR Report listed no sites that lie within the ASTM approximate search distances from the Site for the searched databases with the exception of the adjacent NCPA facility(the facility's address was used as the Site locator,and the EDR report lists the existing power plant as the target property). The adjacent site was found to be listed on two databases;the ICIS and FINDS databases. No incidents or processes were identified in the database reports indicating hazardous materials or petroleum product impacts to the Site soil or groundwater. The agency lists searched by EDR are included on the Map Findings Summary on pages 4 and 5 of the Radius Map report. An explanation of government records abbreviations is found beginning on page GR- 1 of the EDR Radius Map report,included in the Appendix of this report. 5.2.2 Oil and Gas Wells EDR searched records from the California Department of Conservation Division of Oil and Gas for oil and gas well locations in the area. EDR found four entries indicating the existence of oil/gas wells or exploration wells(or other categories of wells)within approximately one mile of the Site. The closest well to the Site is reported as an injection well operated by the NCPA. 5.2.3 Radon Information EDR reports that the Site is located in Federal EPA Radon Zone 3. Federal database information indicates that 20 sites have been tested for radon in the San Joaquin County area. Average activity for 2nd floor areas is not reported;average activity for 1"floor areas is reported as 2.530 pCi/L,and average activity for basement areas is reported as 2.050 pCi/L. State database information indicates 7 sites have been tested for radon in the San Joaquin County area,and 3 of the sites had test results greater than 4 pCi/L. Radon Levels above 4 pCi/L indicate testing should be considered for basement space design considerations. 5.2.4 FEMA Flood Information EDR also reports flood zone information obtained from the Federal Emergency Management Agency (FEMA),if found. According to the data provided in the EDR report,the Site lies within a FEMA designated 100-year flood-zone. However,a civil engineer should confirm the flood zone designation.
