PROPOSED <br /> Section Three: Residential Land Usage— 3.2 Housing Types <br /> 1. The project shall include single family detached dwellings and second unit <br /> dwellings, and may include duplexes and attached single family dwellings, <br /> duplex and t.iplex u Rite <br /> 2. Floorplans within the project area shall range in sizefrom less th;;R1,500 <br /> square feet or less to more than 2,300 square feet for primary residential <br /> units. <br /> 3. At least one floorplan withinthe projectarea shall provide,asanoption to <br /> the homebuyer, a second unit dwelling, or carriage unit, with separate <br /> entry, kitchen and bath. Residential lots including a second unit dwelling <br /> shall provide garage parking for one additional automobile. Floorplans that <br /> include the option fora second unit dwelling or carriage unitshall be <br /> plotted on a minimum of 10%of residential lots within the project area. <br /> 4. At least onefloorplan within the project area shall have a livable area <br /> (interior of the house, not including the garage)of not morethan 1,500 <br /> square feet. Such floorplans shall be plotted on a minimum of 10% of <br /> residential lots within the project area. The developer may satisfy both this <br /> condition and Section 3.2.3 by providing a single floorplan that has a <br /> Primary unit of 1,500 square feet or less and a second unit dwelling. This <br /> floorplan shall be plotted on 10% of the lots within the project area. <br /> 5. Floorplans including a r third-story element may be located anywhere <br /> within the project area. Floorplans that include a e third-story element <br /> shall be plotted on no more than 35% of residential lots within the <br /> project area. <br />
