General Plan Map Amendment <br /> In order to approve the General Plan Amendment, the Planning Commission and Board of <br /> Supervisors will have to determine that the internal consistency of the General Plan is maintained <br /> in adoption of the proposed General Plan Amendment. (Development Title Section 9-803.4) The <br /> proposed change must be consistent with all of the proposed General Plan goals, policies, <br /> objectives, and implementation measures. <br /> UC-7 / Urban Community of Woodbridge (p. 3.1-116) <br /> • Woodbridge is an Urban Community that is predominantly residential. The 2035 <br /> General Plan Land Use Diagram shows the planned land use in the southeast <br /> portion of the community as Medium Density Residential and Community <br /> Commercial. The proposed project is located in the southeast portion of the <br /> community of Woodbridge, and is consistent with the 2035 General Plan. <br /> General Plan Goals Policies Objectives — Encourage Infill Development <br /> The General Plan promotes infill projects in Urban and Rural Communities within or adjacent <br /> to existing development in order to maximize the efficient use of land and use existing <br /> infrastructure with the capacity to serve new development. (LU-1.4) <br /> Additionally, the General Plan promotes infill projects in order to preserve the surrounding <br /> agricultural land and open space and to maintain and improve a community's character. <br /> (p. 3.1-10) <br /> • The project site is located in the Urban Community of Woodbridge within existing <br /> development.The site is comprised of two(2)vacant lots surrounded by developed <br /> parcels and can be serviced by existing municipal utilities. The proposed project is <br /> consistent with the General Plan goal for infill development. <br /> Medium Density Residential (R/M): Locational Criteria (p. 3.1-32) <br /> This designation provides a transition from lower density, single family areas and more <br /> intensely developed residential and commercial areas. The Medium Density Residential <br /> Designation generally applies to residential neighborhoods within Urban Communities and <br /> City Fringe Areas. <br /> • This parcel is located on the western edge of the commercial core of the Urban <br /> Community of Woodbridge.The area to the west of the parcel is zoned R-M (Medium <br /> Density Residential). The area to the northwest of the parcel is zoned R-L (Low <br /> Density Residential). The areas to the east and south of the parcel are zoned C-C <br /> (Community Commercial). Approval of this project would not change the overall <br /> zoning pattern of the surrounding area. <br /> Density: 6 to 10 primary dwelling units allowed per gross acre. <br /> • The project site consists of two (2) legal lots, each 0.16 acres in size, for a total of <br /> 0.32 net acres. However, in the General Plan residential densities are based on <br /> gross acreage. Gross acres includes all land (including streets and rights-of-way) <br /> designated for a particular use. The total gross acreage of the two (2) lots is 0.48 <br /> 2 <br />
