The <br /> underlying project is a small multifamily residential use type. The applicant has <br /> submitted a site plan which depicts four(4) primary dwelling units, two (2) of which <br /> are situated on both sides of the property line. If approved, the proposed Site Plan <br /> for the underlying project would require a merger of the two (2) lots, and would <br /> likely result in four(4) primary unit dwellings on one (1) lot. <br /> Service Requirements <br /> WATER <br /> General Plan 2035 Policy Document Water Treatment and Delivery Policy IS-5.2 (Page 3.2-36) <br /> The County shall require the minimum standards for water system improvements provided in <br /> Table IS-1 for the approval of tentative maps and zone reclassifications. <br /> General Plan 2035 Policy Document Table IS-1 (Pape 3.2-37) <br /> New projects in urban communities shall be served by public water systems. <br /> • The applicant has submitted a Will Serve letter for water from the San Joaquin <br /> County Public Works Department. <br /> WASTEWATER <br /> General Plan 2035 Policy Document Wastewater Treatment and Disposal Policy IS-6.4 <br /> (Page 3.2-38) <br /> The County shall require the minimum standards for wastewater system improvements <br /> provided in Table IS-2 for the approval of tentative maps and zone reclassifications. <br /> General Plan 2035 Policy Document Table IS-2 (Page 3.2-39) <br /> New projects in urban communities shall be served by a public sewer system. Onsite <br /> wastewater treatment system may be permitted in Rural Residential areas, Commercial areas <br /> adjacent to Rural Residential areas, and in Warehouse Industrial zones, if General Plan <br /> policies and Development Title regulations are met. <br /> • The applicant has submitted a letter from the Woodbridge Sanitary District (WSD) <br /> stating that WSD has the sewer and treatment capacities to accept the applicant's <br /> proposed development and can issue a "Will Serve Permit" upon submittal of <br /> construction design plans. <br /> 3 <br />
