Soil Suitability and Nitrate Loading Evaluation Page 3 <br /> U of P-Golf Practice Facility Expansion <br /> 6301 West Eight Mile Road <br /> Stockton, California <br /> May 13, 2019 CTE Job#25-0711 G <br /> 3.0 PRESENT, PAST AND PROPOSED USE <br /> The site is currently utilized as a golf course. In 1998, construction of the golf course <br /> began. By 2002, the club house, maintenance building,and associated parking/driveways <br /> for each were developed. Based on historic aerial photography and USGS topographic <br /> mapping, no previous structures are indicated to have existed on the subject site previous <br /> to the 1998 construction. The adjacent property, across W. Eight Mile Road, to the south <br /> is a residential subdivision, while the primary use of the adjacent properties to the north, <br /> east, and west are for agricultural purposes. <br /> The currently proposed project is construction of a 4,401 square foot golf practice facility <br /> with offices, lounges, conference room, kitchen, lockers, bath and storage. It is our <br /> understanding the proposed facility will typically have 12 occupants with no public <br /> restroom. A new septic system and associated leach field is proposed to be constructed <br /> as part of the project and. information regarding soil suitability and nitrate loading for the <br /> proposed septic system is included within this report. <br /> Water is currently supplied to site byJthe City of Stocktonand the new facility is also <br /> expected to connect to that water supply. An existing well was noted to be located <br /> approximately 250 feet southwest of the proposed new leach field location, although, is <br /> understood to be abandoned and is not used for water supply. In addition to the proposed <br /> septic system, there is a public restroom in the pro shop located 400 feet to the west and a <br /> maintenance building with existing leach field located approximately 300 feet to the <br /> south; the permit (included in Appendix D) for the maintenance building indicates it will <br /> typically employ 15 people. Nitrate contributions from these facilities are included in our 1/ <br /> calculation below. <br /> 4.0 SEPTIC PERMITS, WELLS AND PERFORMANCE <br /> Adjacent properties surrounding the subject site are currently in use for agricultural and <br /> residential purposes.
