Surface and Subsurface Contamination Report <br /> PETLANSKY TRUST PROPERTY <br /> 31411 Kasson Road, Tracy, California <br /> 1.0. INTRODUCTION <br /> Advanced GeoEnvironmental, Inc. (AGE) has been retained by Pacific Medical, Inc. to <br /> prepare this Surface and Subsurface Contamination Report for 31411 Kasson Road, <br /> Tracy, California (hereafter referred to as subject property or property), identified as San <br /> Joaquin County Assessor's Parcel Number (APN's) 255-340-010 (43.1 acres). The <br /> property is further located in unincorporated San Joaquin County, southeast of the City <br /> of Tracy, California. <br /> The purpose of the Surface and Subsurface Contamination Report is to identify, to the <br /> extent feasible, any real or potential surface or subsurface contamination caused by past <br /> or current land uses of the subject property that could lead to liability in the event of <br /> ownership, that could have a potential impact on property value, or that could impact the <br /> present or future use of the subject property. The report includes evaluation of nonpoint <br /> sources of hazardous materials, as well as potential point sources, such as above-ground <br /> or underground fuel storage tanks, septic systems, or chemical storage areas. San <br /> Joaquin County Development Ordinance Title 9-905.12(a) was used as a guideline to <br /> perform this assessment. <br /> The Surface and Subsurface Contamination Report is required by San Joaquin County <br /> to facilitate a Tentative Parcel Map to reapportion the existing single, 43.1-acre property <br /> parcel into two new parcels. The proposed tentative parcel subdivides the existing <br /> 43.1-acre parcel into a 5-acre parcel and a 38.1-acre parcel. A site location map is <br /> included as Figure 1; and a site plan depicting the proposed subdivision is provided as <br /> Figure 2. <br /> 2.0. SITE DESCRIPTION <br /> The subject property comprises a single 43.1-acre, narrow-elongated rectangular-shaped <br /> parcel containing one single-family residence in the northeast portion of the property; the <br /> remaining property acreage contains orchards (olive trees), brush, grass and <br /> undeveloped land. The property is located approximately 3,300 feet south of the <br /> intersection of East Durham Ferry Road and Kasson Road. Further property location <br /> descriptions, characteristics, improvements, and site vicinity characteristics are <br /> discussed below. <br /> 2.1.
