Surface and Subsurface Contamination Report PETLANSKY TRUST PROPERTY 31411 Kasson Road, Tracy, California 1.0. INTRODUCTION Advanced GeoEnvironmental, Inc. (AGE) has been retained by Pacific Medical, Inc. to prepare this Surface and Subsurface Contamination Report for 31411 Kasson Road, Tracy, California (hereafter referred to as subject property or property), identified as San Joaquin County Assessor's Parcel Number (APN's) 255-340-010 (43.1 acres). The property is further located in unincorporated San Joaquin County, southeast of the City of Tracy, California. The purpose of the Surface and Subsurface Contamination Report is to identify, to the extent feasible, any real or potential surface or subsurface contamination caused by past or current land uses of the subject property that could lead to liability in the event of ownership, that could have a potential impact on property value, or that could impact the present or future use of the subject property. The report includes evaluation of nonpoint sources of hazardous materials, as well as potential point sources, such as above-ground or underground fuel storage tanks, septic systems, or chemical storage areas. San Joaquin County Development Ordinance Title 9-905.12(a) was used as a guideline to perform this assessment. The Surface and Subsurface Contamination Report is required by San Joaquin County to facilitate a Tentative Parcel Map to reapportion the existing single, 43.1-acre property parcel into two new parcels. The proposed tentative parcel subdivides the existing 43.1-acre parcel into a 5-acre parcel and a 38.1-acre parcel. A site location map is included as Figure 1; and a site plan depicting the proposed subdivision is provided as Figure 2. 2.0. SITE DESCRIPTION The subject property comprises a single 43.1-acre, narrow-elongated rectangular-shaped parcel containing one single-family residence in the northeast portion of the property; the remaining property acreage contains orchards (olive trees), brush, grass and undeveloped land. The property is located approximately 3,300 feet south of the intersection of East Durham Ferry Road and Kasson Road. Further property location descriptions, characteristics, improvements, and site vicinity characteristics are discussed below. 2.1.
