SITE VISIT/ASSESSMENT
A visual reconnaissance of the subject property was conducted prior to the compilation of this report.
Photographs of the subject property are attached to this report as Appendix B. A site
visit/assessment checklist is attached to this report as Appendix C.
The subject property is bounded by Kincaid Road to the west and E. West Ripon Road to the north
(Photograph 1, below shows the layout of the property). The subject property is essentially flat and
is used as an orchard and a residence. There is an unattached garage on the west side of the
residence. An unimproved road runs north/south through the center of the property, separating it
into two approximate halves. On the north boundary of subject property, the unimproved road
intersects with E. West Ripon Road. Immediately adjacent and to the west of this intersection is
where the residence is located. To the north of the residence on the subject property, across E. West
Ripon Road, there is a residence and a large garage, the garage is believed to hold a sheet
metal/HVAC shop surrounded by a hay field (see Photograph 2). To the northeast, across E. West
Ripon Road, there is a residence surrounded by an orchard. To the northwest, across E. West Ripon
Road there is a residence. To the south of the subject property, across an unimproved road, there
are an orchard, a residence and five long buildings. The five long buildings are believed to be barns
for livestock. To the west of the subject property, across Kincaid Road there are a residence and an
orchard. To the east of the subject property there is a residence surrounded by an orchard.
Along the northern boundary of the subject property(E. West Ripon Road)there are power and/or
phone poles and lines. There are three transformers on these lines, inside the bounds of the subject
property. One transformer is on the west side of the subject property and services two residences to
the northwest of the subject property, across E. West Ripon Road (see Photograph 3). The second
transformer is approximately in the center of the subject property and services the residence on the
subject property(see Photograph 4). The third transformer is located on the east half of the subject
property and services a residence across E. West Ripon Road (see Photograph 5). The third
transformer has a blue "PCB free" sticker on it. The other two,do not have stickers on them, appear
old but in good condition without leaks.
Throughout the subject property there is irrigation infrastructure appearing to be somewhat new(see
Photograph 6). Apiece of the old irrigation infrastructure has remained on the subject property and
is located in the middle of the unimproved road that runs through the subject property (see
12
