An Improvement Plan , prepared by a registered Civil <br /> Engineer , showing drainage, driveway access details , on- <br /> site parking , existing and proposed utility services, and <br /> grading , shall be submitted to the Department of Public <br /> works for approval . Storm Drainage shall be retained on- <br /> site . Two (2 ) sets of calculations shall be submitted <br /> with the Improvement Plan . <br /> b. An Encroachment Permit shall be required for work within <br /> the road right-of-way . <br /> C . The Traffic Impact Mitigation Fee will be required for <br /> this development. ( The fee currently is $1492.00 per <br /> 1 ,000 gross square feet of building based on a <br /> classification of 0723 "Agriculture Service" . The fee <br /> shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record . ) <br /> 3. BUILDING DIVISION <br /> a . The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal <br /> to the Building Inspection Division : <br /> 1 . The proposed building shall be provided with an <br /> automatic fire sprinkler system or divided into <br /> areas less than 6 ,000 square feet by area separation <br /> walls . <br /> 2. Provide restrooms conforming with all disabled <br /> access requirements (C. A. C . , Title 24) . <br /> b. A grading plan shall be submitted and approved and a <br /> grading permit issued by the Building Inspection Division <br /> prior to performing any excavation of filling of earth <br /> material : <br /> 1 . A grading plan shall contain the information listed <br /> in the U.B.C. , Appendix , Chapter 70, Section <br /> 7006( 1 ) . <br />
