b. In order to commence construction beyond the foundation <br /> stage, requirements of emergency vehicle access and <br /> adequate water for fire suppression shall be provided in <br /> accordance with Section 10. 207 , Section 10. 313 , and <br /> Sections 87 . 103 (a) , (b) , and (c) of the 1985 Uniform Fire <br /> Code. Compliance with these requirements will be <br /> determined by the Fire District with jurisdiction over <br /> the project. <br /> 3 . DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. An offer of dedication of water rights for Parcels 1 <br /> through 7 is required. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance requirements <br /> may also apply. Ordinance Requirements are not appealable. <br /> b. All improvements shall be in conformance with the <br /> improvement standards and specifications of the County <br /> of San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Final Map. <br /> C. If improvements referred to herein are not completed <br /> prior to the approval of the Final Map, the subdivider <br /> shall execute an agreement with the County of San Joaquin <br /> which will ensure the completion of improvements within <br /> one year after filing the Final Map. <br /> d. Sycamore Street shall be dedicated and improved to County <br /> standards for a 50-foot-wide right-of-way farm or estate <br /> subdivision street. <br /> e. Sycamore Street shall be extended to create the minimum <br /> frontage for the Designated Remainder and may be stubbed <br /> for future extension with a temporary turnaround <br /> provided. <br /> f. A community detention pond/terminal drainage system shall <br /> be provided to meet the requirements of the County and <br /> to provide adequate drainage for the subdivision. <br /> g. Street lighting shall be provided for the subdivision. <br /> h. A County Service Area shall be formed prior to the <br /> approval of the Final Map to provide for the operation, <br /> Conditions of Approval - 3 - (SU-90-14) <br />
