Conditions of Approval <br /> DC-92-3 <br /> Page 2 <br /> site parking, existing and proposed utility services, the <br /> required public water supply system, grading, <br /> landscaping, and agricultural areas, shall be submitted <br /> for approval. (Planning Title Section 9-10002) <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. The driveways shall be constructed with a minimum of 2 <br /> inches of asphalt concrete over 3 1/2 inches of aggregate <br /> base or 8 inches of aggregate base with liquid asphalt <br /> grade SC-70 or SC-250 applied at approximately 0.4 gallon <br /> per square yard in one application from the existing <br /> pavement of Victory Road to every dwelling unit. The <br /> width and turn-around requirements shall be improved in <br /> accordance with the requirements of the Uniform Fire Code <br /> Section 10. 207 , San Joaquin County Standards F-la, F-1b, <br /> and F-lc, and the Escalon Fire District prior to issuance <br /> of the building permit. (San Joaquin County Ordinance No. <br /> 3622) <br /> b. Encroachment permit shall be required for work within <br /> road right-of-way. (Streets and Highway Title Section <br /> 10-3101) <br /> C. Certification from a Registered Civil Engineer or <br /> Structural Engineer shall be provided to verify the <br /> bridge and abutments at Lone Tree Creek have the capacity <br /> for HS20-44 loading. The Certification shall be reviewed <br /> and approved by the Escalon Fire District and Public <br /> Works Department. (San Joaquin County Ordinance No. <br /> 3622) <br /> d. If the bridge and abutments at Lone Tree Creek need <br /> improvement to meet the requirements of HS20-44 loading, <br /> four (4) sets of Improvement Plans and Specifications and <br /> a cost estimate with design engineer' s signature and seal <br /> shall be submitted along with plan check fee to Public <br /> Works Department for approval. All applicable permits <br /> shall be obtained, including the San Joaquin County Flood <br /> Control District, prior to start any work on the bridge <br /> and abutments. (San Joaquin County Ordinance No 3622 , <br /> Planning Title Section 9-10002) <br /> e. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed.
