a <br /> CONDITIONS OF APPROVAL : <br /> SA-91-23 <br /> PAGE THREE <br /> a. An Improvement Plan, prepared by a registered Civil Engineer, <br /> showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading, shall be <br /> submitted to the Department of Public Works for approval. <br /> Storm-Drainage shall be retained on-site and calculations <br /> shall be submitted for approval, or terminal drainage with <br /> proof of drainage rights shall be provided. <br /> b. Dedication to result in a 55-foot wide right-of-way from the <br /> centerline of Wilson Way to the property line shall be <br /> required across the frontage of APN 092-170-08 . <br /> C. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of the <br /> building permit application. (The fee currently are $2 , 506. 00 <br /> per 1, 000 gross square feet of building as "Office and <br /> $1, 819 . 00 per 1, 000 gross square feet of building as "Service <br /> Commercial" in the Stockton area. The fee shall be <br /> automatically adjusted annually by the Engineering <br /> Construction cost Index as published by the Engineering News <br /> Record) . <br /> d. Encroachment permit shall be required for work within road <br /> right-of-way. <br /> e. The frontage improvement for Wilson Way across the frontage of <br /> APN 092-170-08 shall be constructed in conformance with the <br /> standards for one-half of an 110-foot right-of-way major <br /> collector road. The construction of the frontage improvements <br /> will be deferred upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement prior to approval of the <br /> Improvement Plan. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> a copy of the Grant Deed and an estimate for the required <br /> frontage improvements. The estimate shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a <br /> form to be supplied by the Department of Public Works and <br /> submitted to the Department of Public Works for approval. As <br /> an option the Department of Public Works will prepare the <br /> drawing and estimate for an additional fee of $100. 00) . <br /> 3. PUBLIC HEALTH SERVICES <br /> Conditions of Approval: <br /> a. Must connect to public sewers as soon as available. <br />
