CONDITIONS OF APPROVAL ; <br /> SA-91-23 <br /> PAGE FIVE <br /> 1. The following Uniform Building Code and San Joaquin Ordinance <br /> requirements will be applicable and shall be incorporated in <br /> the construction plans before submittal to the Building <br /> Inspection Division: <br /> a. The proposed building shall be provided with an automatic <br /> fire sprinkler system or divided into areas less than <br /> 61000 square feet by area separation walls. Provide fire <br /> sprinklers in the Shop or divide into areas less than <br /> 3 , 000 square feet. <br /> b. Provide restrooms conforming with all disabled access <br /> requirements (C.C.R. , Title 24) . <br /> C. The floor area of the repair shop (H-4 occupancy) shall <br /> be served by one or more floor drains which shall drain <br /> to an approved grease and oil separator. The separator <br /> shall be prior approval by the Public Health Services <br /> (Environmental Division) before submission to this <br /> Division for permits and meet all the criteria for <br /> hazardous waste generation. <br /> 2 . A grading plan shall be submitted and approved and a grading <br /> permit issued by the Building Inspection Division prior to <br /> performing any excavation or filling of earth material: <br /> a. A grading plan shall contain the information listed in <br /> the U.B.C. , Appendix, Chapter 70, Section 7006 (1) . <br /> b. The grading plan shall include complete drainage details <br /> and elevations of the adjacent parcels. Retaining wall <br /> details shall be submitted where applicable. <br /> C. Grading in excess of 5, 000 cubic yards shall comply with <br /> Section 7014 for "Engineered Grading Requirements" . <br /> d. All recommendations of the soils engineer shall be <br /> incorporated in the grading plans. <br /> e. All compaction reports must be submitted prior to a <br /> foundation inspection. <br /> f. All grading permits are subject to approval by the other <br /> departments. <br />
