All existing structures will be removed from the 15.53 acre parcel; <br /> located on the west side of South Hansen Road, 4,500 feet south of West Schulte Road, <br /> west of Tracy.(Supervisorial District 5) <br /> PROPERTY OWNER: Costco Wholesale APPLICANT: Same <br /> ADDRESS: 26901 S. Hansen Road, Tracy APN: 209-110-10 <br /> INFORMATION: <br /> The site is not currently located within a Federal Emergency Management Agency Designated Flood <br /> Hazard Area. <br /> Hansen Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 60 feet. <br /> Hansen Road is a County maintained public road north of the Union Pacific Rail Road. <br /> RECOMMENDATIONS: <br /> 1. The Traffic Impact Mitigation Fee shall be required for this application. The fee is due and payable <br /> at the time of building permit application. The fee shall be automatically adjusted July I of each <br /> year by the Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolution R-00-433) <br /> 2. The Regional Transportation Impact Fee shall be required for this application. The fee is due and <br /> payable at the time of building permit application.The fee will be based on the current schedule at <br /> the time of payment. (Resolution R-06-38) <br /> 3.
