REVISED CONDITIONS OF APPROVAL (July 17, 1991) <br /> ROY FOWLER <br /> SA-90-29 <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. The frontage improvements for Johnson Road shall be <br /> constructed in conformance with the standards for one-half of <br /> a 50-foot right-of-way rural street. The construction of the <br /> frontage improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage Improvement Agreement, prior to <br /> approval of the Improvement Plan. (A $250. 00 fee is required <br /> for processing per Ord. No. 3337 in addition to a copy of the <br /> Grant Deed and an Engineer' s estimate with a typical section <br /> drawing on a form to be supplied by the Department of Public <br /> Works) . <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> b. A Improvement Plan, prepared by a Registered Civil Engineer, <br /> showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading, shall be <br /> submitted to the Department of Public Works for approval. <br /> C. Dedication to result in a twenty-five foot (25 ' from the <br /> centerline of Johnson Road to the property line) wide right- <br /> of-way shall be required across the frontage of APN 023-100- <br /> 19 . <br /> d. Dedication, improvements, and permits shall be as required by <br /> Caltrans along the frontage of State Route 12 . <br /> e. An Encroachment Permit shall be required for work within the <br /> road right-of-way. <br /> 2 . PUBLIC HEALTH SERVICES <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed have been identified as <br /> pertinent to this project.
