3.4 SITE HISTORY <br /> 3.1 Historical Research Report <br /> A Historical Research Report, Tracy Caltrans Maintenance Station, prepared by Sarah Lim, MS <br /> Historian, dated April 23, 2001 is presented in Appendix A. Review of the report indicates that in the <br /> 1890s the Site was owned by A. Grunauer and L. Kroner. Between 1900 and the 1950s, the Site was <br /> owned by members of the Krohn family and in 1960 the tate of California owned the Site and right- <br /> of-way along Highway 50 (currently I Vh Street). The Site was developed in 1970 and was referenced <br /> at 24155 Corral Hollow Road. In 1985,the Site was referenced at 1150 Corral Hollow Road, and in <br /> 1993 at 2005 Krohn Road. According to the city directories reviewed, in the 1970s commercial and <br /> residential development was located along Byron Road northwest of the Site and along Corral <br /> Hollow Road south of the Site. In the early 1990s, cominercial development was located in the site <br /> vicinity along I Ph Street. Copies of a land and buildings inventory, building permits, grant deeds, <br /> parcel maps and city directories are presented in Appendix A. <br /> 3.2 Previous Environmental Conditions <br /> Information regarding the use, storage and disposal of hazardous material/waste and previous <br /> environmental investigations performed at the Site was obtained from a review of onsite records and <br /> information obtained from the Caltrans District 10 office in Stockton, California, and the SJCEHD in <br /> Stockton, California. Copies of pertinent site-specific in rmation are presented in Appendix B. <br /> In April 1988, one waste oil UST was removed from th Site. No further documentation regarding <br /> the waste oil UST removal activities was available. In September 1996, one steel 7,600-liter (2,000- <br /> gallon)gasoline UST and one steel 7,600-liter(2,000-gal on)diesel fuel UST were removed from the <br /> Site. The USTs were reportedly in good condition and stains or holes were not noted. Laboratory <br /> results indicated that total petroleum hydrocarbons as gasoline (TPHg), benzene, toluene, <br /> ethylbenzene, total xylenes (BTEX) and methyl tert-bu 1 ether (MTBE) were not detected in soil <br /> samples collected from the bottom of the former gasoline UST excavation. Total petroleum <br /> hydrocarbons as diesel (TPHd) was not detected in soil samples collected from the bottom of the <br /> former diesel UST excavation. Total lead concentrations ranging from 1.5 to 9.2 milligrams per <br /> kilogram (mg/kg) were detected in soil samples collected from the former gasoline UST excavation. <br /> Groundwater was encountered at approximately 3.3 in (H feet)bgs during UST removal activities. <br /> TPHg, TPHd, BTEX, and total lead were not detected ir a grab groundwater sample collected from <br /> the excavation. MTBE was detected in the grab groundwater sample at a concentration of 31 <br /> micrograms per liter (µg11). The reported presence of M BE was based on EPA Test Method 8020 <br /> data and may represent a false positive. The San Joaqitin County Environmental Health Division <br /> (SJCEHD) issued a `no further action' letter in January 1997 (misdated January 3, 1996) for the fuel <br /> UST removals.
