NOA specifically disclaims any responsibility for any <br /> unauthorized use of this report. <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> 1.1 Description of Site <br /> The subject property is located approximately three quarters of a mile north of Wildwood Road and <br /> approximately one half of a mile west of South Murphy Road in Stockton, California.The property is <br /> almost triangular in shape and is approximately 146 acres in size (APN 203-150-01). The northeast <br /> property boundary which forms the hypotenuse side of the triangular shape is bordered by the Atchison <br /> Topeka and Santa Fe Railroad.The address that is associated with the subject property is 10151 South <br /> Murphy Road. The property is vacant land without any structures, septic systems or wells. There is <br /> undulated area directly in the middle of the property which was once used as an agricultural tail-water <br /> pond. /l <br /> According to the San Joaquin County Community Development Department web site', the subject <br /> property is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This zoning <br /> designation"is established to preserve agricultural lands for the continuation of commercial agricultural <br /> enterprises." <br /> Location maps of the subject property are attached to this report as Appendix A. Photographs of the <br /> subject property are attached to this report as Appendix B. <br /> 1.2 Proposed Development <br /> A tentative parcel map showing the proposed parcel division was provided to NOA by Quartaroli& <br /> Associates; the parcel division is depicted on the site map in Appendix A. Mr. McAndrews was <br /> interviewed by telephone on August 25,2005. At this time,Mr.McAndrews indicated that the 146-acre y) <br /> parcel will be divided into 27 separate parcels with an average size of five acres.
