Soil Suitability/ Nitrate Loading Study Irerracon , <br /> Jeremy Winery Lodi, CA <br /> May 7, 2019 - Terracon Project No. NA197008 <br /> 1.1.2 Proposed Development <br /> Based on a review of the Site Plan prepared by NJA Architecture dated February 7, 2019 the site <br /> is proposed to be developed with a winery in the following three phases: <br /> Phase 1: <br /> o 2,800 square foot (SF) tasting room which including a commercial kitchen <br /> o 8,000 SF production warehouse including a barrel storage room, refrigerated <br /> case storage, workspace, lab, office and storage <br /> o two covered 2,000 SF outdoor seating areas <br /> o 1,500 SF covered crush pad <br /> Phase 2: <br /> o 12,000 SF production expansion <br /> Phase 3: <br /> o 12,000 SF production expansion <br /> Additional improvements will include utilities, septic system, private well, paved parking and drive <br /> areas, vineyard expansion, and landscaping. Refer to Appendix B for a copy of the site plan.This <br /> report has been prepared for the initial Phase 1 winery and tasting room development. Any future <br /> changes which may be required as a result of the Phase 2 and Phase 3 expansions, can be <br /> addressed at that time. <br /> 1.1.3 Site Vicinity <br /> Based on a review of the San Joaquin County District Viewer, Acampo Road abuts the site to the <br /> north followed by a vineyard (no address). Elliott Road abuts the site to the east followed by a <br /> vineyard (21500 N. Elliott Road) and a residence (21208 N. Elliott Road). The Mokelumne River <br /> is located south of the site and is situated approximately 20 to 25 feet below the site followed by <br /> the Lockeford Plant Materials Center (21001 N. Elliott Road). The adjoining western properties <br /> consist of Ward Avenue followed by agricultural land (11501 E. Acampo Road), a residence and <br /> vineyard (12078 E. Acampo Road), and a vineyard (11890 E. Acampo Road) with a residence <br /> and vineyard (21421 N. Ward Avenue) to the northwest.
