SURROUNDING SITES <br /> The immediately adjacent properties are Hammer Lane, located immediately south of the subject <br /> property. Across Hammer Lane is the former Bruener's location, presently occupied by a video <br /> rental store. Residential properties are located north and east of the subject property. Lower <br /> Sacramento Road is located immediately west of the subject property. Commercial property is <br /> located across Lower Sacramento Road. <br /> A service station is located at 7910 Lower Sacramento Road,immediately west to southwest of the <br /> subject property. This property is a former Exxon station and is currently a Shell station. <br /> • Four 10,000-gallon, single-walled, steel gasoline USTs were removed from the Exxon/Shell <br /> site December 1988. Soil contamination was encountered during UST removal and an <br /> unauthorized release of petroleum hydrocarbons was determined to have occurred at the site. <br /> Three monitoring wells (MW-1 to MW-3) were installed in 1991 to assess ground water <br /> conditions at the site. <br /> • Ground water at the Exxon/Shell site has been impacted. However, after several sampling <br /> events petroleum hydrocarbons were not detected in groundwater samples, with <br /> concentrations as high as 800 ppb in well MWA. <br /> • Based on information from the San Joaquin County Public Health Services-Environmental <br /> Health Department records of the subsurface investigation of the Shell site,the ground water <br /> gradient on Exxon/Shell site is directed toward the southeast. This orientation is cross- <br /> gradient or equal-gradient in relation to the subject property. The depth to ground water <br /> measured on the Exxon/Shell site was approximately 45 feet below surface grade. <br /> 3.0. SCOPE OF WORK <br /> Based on research by AGE regarding the histories of the subject property and surrounding properties <br /> and potential environmental impacts to the subject property sub-surface, AGE proposed an <br /> assessment of the areas of concern. An adjacent gasoline service station had a documented release <br /> of petroleum hydrocarbons,which had impacted the ground water on the adjacent Shell site.The fuel <br /> additive methyl tertiary butyl ether(MTBE) had been documented as a portion of the fuel release <br /> and impact to the ground water at the Exxon/Shell site. MTBE had a potential to impact the subject <br /> property. <br /> Additionally a dry-cleaning facility had formerly operated on the site. Chlorinated hydrocarbon <br /> compounds have potential to impact the subject property from releases from the dry-cleaning facility <br />
