Phase I Environmental Site Assessment Project b:99-1261 <br /> Proposed AutoZone Site.Manteca.California <br /> Pebruarc 19. 1999 <br /> Page 5 <br /> The topography of subject site is generally flat with a slight depression around a <br /> surface drain in the center of the property (Anthony-Taylor Survey, October 1997). <br /> The property is at the same approximate elevation as surrounding properties, <br /> approximately 33 feet above mean sea level. Regionally, the topography of the <br /> Manteca area slopes to the west (USGS Topographic Quadrangle, 1952). <br /> Hydrogeology <br /> The subject site lies within the San Joaquin Valley groundwater basin in the central <br /> valley. The depth to groundwater beneath the site and the groundwater gradient <br /> were not directly assessed as part of this investigation. However, a review of site <br /> specific documentation supplied by the property owner, indicated that the depth to <br /> the first encountered groundwater beneath the site is approximately thirteen(13) feet <br /> below ground surface (bgs) and that the groundwater flow direction is towards the <br /> north(ATC Associates, 1998). The hydraulic gradient was also reported at 0.02 feet <br /> per year. <br /> Site Improvements /Structures <br /> Improvements to the subject site at the time of our site visit, February 8, 1999, <br /> included a planter box enclosed by a concrete curb. asphaltic concrete pavement (in <br /> poor condition). two (2) area drains, several sewer clean outs. and several small <br /> concrete pads (See Figure Ic, Site Map). The remnants of several fence posts were <br /> also noted on the property- small metal cylinders in the ground cut off at the ground <br /> surface. <br /> Environmental Liens /Special Knowledge <br /> No environmental liens regarding onsite environmental concerns were indicated <br /> during our research and interviews. <br /> Special knowledge into the past use of the subject site and the adjacent site was <br /> obtained through Mr. Ronald Michelson representing the current property owner, <br /> Value Reclamation Corporation. Mr. Michelson presented environmental records <br /> associated with the subject site detailing an unauthorized release of petroleum <br /> hydrocarbons on the portion of the parcel occupied by Don's Mobile Glass. These <br /> records were reviewed by a representative of Anthony Taylor Consultants, Mr. <br /> Michael J. Barnett. The records supplied by Mr. Michelson indicated that the site <br /> was once occupied by Diamond Lumber, a retail lumber yard. Associated with the <br /> lumber yard was an underground storage tank. During a Phase II - Environmental <br /> Assessment on the site in 1991 it was discovered that the soil and groundwater <br />
