Soil Suitability and Nitrate Loading Study <br /> JAIMES PROPERTY <br /> 10331 North State Route 99 Frontage Road, Stockton, California <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study <br /> (Study) for the property located at 10331 North State Route 99 Frontage Road <br /> (99 Frontage Rd), Stockton, California (site or subject property). The purpose of this <br /> Study is to determine the potential impact from nitrate loading and the suitability of the <br /> subsurface for an onsite wastewater treatment system (OWTS) due to the proposed <br /> development of a residence, and septic system at the site, and the future use of the <br /> property. The study was performed in accordance with the requirements of Section <br /> 9-1105.2(d) of the San Joaquin County Community Development Department. The scope <br /> Of work included a soil percolation test, review of published soil and groundwater <br /> information, local septic use and permit research, and estimated nitrate impact to soil and <br /> groundwater at the site. The site and surrounding area are illustrated in Figure 1. A site <br /> plan depicting structures, the locations of the percolation test hole, and the planned <br /> locations of the proposed residence and septic system are illustrated in Figure 2. <br /> 1.1. DESCRIPTION OF SITE <br /> The location of the site, surrounding properties and general setting is illustrated on the <br /> Lodi South topographic map (7.5 Minute United States Geological Survey (USGS) <br /> Topographic Series, California). The site is located in the southeast portion of Section 1, <br /> Township 2 North, Range 6 East, Mount Diablo Base and Meridian (Figure 1). <br /> The map shows the property located at an elevation of approximately 35 feet above mean <br /> sea level in an area of low topographic relief. The regional slope of the area is relatively <br /> gentle and dips toward the west-southwest. <br /> The property is located on the west side of 99 Frontage Rd, approximately 450 feet north <br /> of the intersection of Waller Road and 99 Frontage Rd and 2,500 feet south of Eight Mile <br /> Road, Stockton, California. The site consists of a 1.12-acre rectangular parcel identified <br /> as San Joaquin County Assessor Parcel Number (APN) 122-030-080. The property <br /> currently contains three small steel garage structures located in the eastern part of the <br /> site. The structures are currently not in use and the property is vacant; the current land <br /> use type is listed as vacant. Based on San Joaquin County Environmental Health <br /> Department (EHD) records and information provided by the property owner, an out of <br /> service domestic water well is also located on the property (Figure 2; Appendix A). <br /> 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> The property is proposed to be developed with an approximately 2,021-square foot, three- <br /> bedroom residence and septic system in the western portion of the site.
