FINDINGS
1. The proposed map is consistent with applicable General and
Specific Plans because it is consistent with the residential
policies of the General Plan and with the Rural Residential
designation of the General Plan Land Use/Circulation Map.
2 . The design or improvement of the proposed subdivision is con-
sistent with applicable General and Specific Plans because
the number of lots proposed is within the density range
allowed under the Rural Residential designation of the
General Plan, and adequate services and traffic circulation
are being provided.
3 . The site is physically suitable for the type of development
because it can accommodate the proposed number of units , and
the site is relatively flat .
4 . The site is physically suitable for the proposed density of
development because the tentative subdivision map illustrates
that the site can accommodate seven rural residential lots .
Each lot is adequately sized to meet the width , area , and
setback requirements of the Planning Title.
5 . The design of the subdivision or the proposed improvements
are not likely to cause substantial environmental damage or
substantialy and avoidably injure fish or wildlife or their
habitat because no adverse environmental impacts were iden-
tified in the analysis of this project. No unique wildlife
has been identified on the project site.
6 . The design of the subdivision or the type of improvements is
not likely to cause serious public health problems because
the subdivision design and the improvements must meet County
standards .
7 . The designof the subdivision or the type of improvements will
not conflict with easements , acquired by the public at large
for access through or use of property within the proposed
subdivision, because no easements are existing or proposed
for the subdivision.
8 . Any land or improvements to be dedicated to the County are
consistent with the ,General Plan because all dedications and
improvements shall be required to meet County standards .
9 . The design of the subdivision provides , to the extent
feasible, for the future passive or natural heating oppor-
tunities in the subdivision because the parcels are large
enough so that individual dwellings can be situated to take
advantage of solar orientation.
SU-89-6 (SUMMERS ) -2- R-89-1034
