'I <br /> 10 . The design of the subdivision contains a dead-end street <br /> which exceeds the Planning Title requirement for a maximum of <br /> 600 feet (Section 9-9346 ) . Due to the irregular parcel con- <br /> figuration, the length limitation is impractical and provides <br /> access to less that 20 lots . <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Conditions of Approval must be <br /> fulfilled prior to the approval of the Final Map. <br /> 1. Planning Division : <br /> The net lot area of all developable lots shown on the Final <br /> Map shall be a minimum of 2 . 0 acres and a maximum of 2. 24 <br /> acres . <br /> 2 . County Parks and Recreation : <br /> In lieu of conveyance of park land to the County, as <br /> prescribed in Section 9-9261 of the Planning Title, the deve- <br /> loper shall contribute fees of equivalent value as defined in <br /> Section 9-9264 . Arrangements for the payment of these fees <br /> shall be approved by County Counsel prior to final map recor- <br /> dation. <br /> 3 . County Counsel : <br /> Pursuant to Section 66474 . 9 of the Subdivision Map Act , the <br /> subdivider shall defend, indemnify, and hold harmless the <br /> local agency or its agents , officers , and employees from any <br /> claim, action, or proceeding against the local agency or its <br /> agents , officers , or employees to attack, set aside, void, or <br /> annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision, <br /> which action is brought within the time provided for in <br /> Section 66499 . 37 of the Subdivision Map Act . <br /> 4 . Department of Public Works : <br /> a. All improvements shall be in conformance with the improve- <br /> ment standards and specifications of the County of San <br /> Joaquin. All improvement plans and specifications must be <br /> approved by the County of San Joaquin Department of Public <br /> Works prior to approval of the Final Map. <br /> b. If improvements referred to herein are not completed prior <br /> to the approval of the Final Map, the subdivider shall <br /> execute an agreement with the County of San Joaquin which <br /> will ensure the completion of improvements within one year <br /> after filing the Final Map. <br /> - SU-89-6 ( SUMMERS ) -3- R-89-1034 <br />
