c. Summers Court shall be dedicated and improved to County <br /> standards for a 50-foot-wide right-of-way rural sub- <br /> division street. <br /> d. A 10-foot-wide roadway shall be dedicated along Alpine <br /> Road on APN 103-020-20 . The frontage along Alpine Road on <br /> Lots 1 and 7 shall be improved on the subdivided side to <br /> County standards for a 60-foot-wide right-of-way rural <br /> subdivision street . The construction of the frontage <br /> improvements may be deferred at the option of the <br /> Department of Public Works , in which event the owner shall <br /> execute a Deferred Frontage Improvement Agreement prior to <br /> approval of the Improvement Plan. A $250 . 00 feet is <br /> required for processing , per Ordinance No . 3337, in addi- <br /> tion to a copy of the Grant Deed and an engineer ' s esti- <br /> mate with a drawing of the required frontage improvements <br /> on a form to be supplied by the Department of Public Works . <br /> e. A community detention pond/terminal drainage system shall <br /> be provided to meet the requirements of the County and to <br /> provide adequate drainage for the subdivision . <br /> f . A Homeowners ' Association shall be formed prior to the <br /> acceptance of the Final Map to provide for the operation, <br /> maintenance, and improvement of storm drainage facilities . <br /> g . Access rights shall be dedicated and restricted for Lot 7 <br /> along the Alpine Road frontage. <br /> h. A Preliminary Soils Report is required in accordance with <br /> County standards for the purpose of determining the <br /> R-Value for the design of the roads . <br /> i . The subdivider shall agree to and shall pay service fees <br /> for the County-provided utility services in an amount <br /> equal to the estimated fees for the period from the time <br /> the improvements are accepted until the effective date of <br /> assessment on the tax roll . Deposit of the fees shall be <br /> submitted at the time of acceptance of the facilities by <br /> the County. <br /> j . All utilities shall be underground except transmission <br /> facilities of 24 KV or greater . Public utility easements <br /> shall be provided-along the road frontage of the sub- <br /> division and as required by the public utility companies . <br /> k. A 20-foot-wide storm drainage pond access shall be dedi- <br /> cated in fee as a part of the pond lot. The pond shall be <br /> numbered. <br /> SU-89-6 ( SUMMERS) -4- R-89-1034 <br />
